How to Submit Landscaping Photos for Developer’s Approval

Completing your landscaping within the guidelines of the developer is a key step towards finalizing your home’s exterior. If you’ve recently finished your front yard, side yard, or rear yard landscaping, you will need to submit photos for the developer’s approval to ensure compliance with the community's standards. Here’s a step-by-step guide on how to submit your landscaping pictures and what to keep in mind for approval.

1. Landscaping Completion Timeline

All front yard, side yard, and rear yard landscaping (if your lot is adjacent to a public park, walkway, or lake) must be completed within one year of taking possession of your home.

2. Guidelines for Front Yard Landscaping

Your front yard needs to meet certain standards to receive approval:

  • Boulevard Requirements: The frontage and flankage boulevards must be completed using sod only . Materials like seed, gravel, limestone, landscape rock, wood chips, or concrete are not allowed.
  • Paving Stone: Paving Stone on City property is not permitted and this includes your Driveway flares.
  • Use of Landscape Rock: Landscape rock is permitted as an accent but under strict conditions:
    • It may be used between adjacent driveways and homes in the side yards.
    • In the front yard, rock can only be used as an accent, and at least 50% of the front yard (excluding the boulevard) must be covered with sod .
  • Fencing: No front yard fencing is permitted.

3. Sump Pump Discharge Rules

Sump pump discharge hoses should not drain onto boulevard trees or public property (such as parks, walkways, or lakes). This is because the water’s alkalinity can harm trees and grass. Ensure that your sump pump discharges appropriately to avoid any potential landscaping issues.

4. Maintaining the Waterbox

Make sure that the Waterbox is undamaged and fully operational by the time you submit your landscaping photos. Any damage beyond your possession date is your responsibility as the homeowner. For reference see below images. 

5. Steps to Submit Landscaping Photos

To begin the process of refunding your security deposit with Manak Homes, follow these steps:

  1. Complete Landscaping According to Guidelines: Ensure all landscaping aligns with the General Landscaping Guidelines set forth by the developer.
  2. Take Photos for Submission:
    • The house address must be visible in the photo showing the front of your house.
    • The Front Yard , Side Yard , Rear Yard (for Park Lots) must be clearly visible in the photo.
    • Corner Houses must have their Boulevard completed.
    • The Waterbox must be clearly shown in working condition in your photos.
  3. Submit Your Photos: Send your completed landscaping photos and proof of the visible house address and Waterbox to:
    service@manakhomes.com

Note: Picture submitted via Text, WhatsApp or by any other means besides the noted email address will not be accepted.

6. Developer and City Inspection & Refund Timeline

Once you’ve submitted your photos:

  • A request will be sent to the developer, and an inspection will be scheduled to verify that all guidelines have been followed.
  • From the time you submit your photos, it may take 6 to 12 months for the developer to approve your landscaping and process the refund of your security deposit.
